ERNEST GAGNON DEVELOPMENT

Lévis

2022

The project introduces a new residential volume as an extension of the brutalist Samuel-Holland complex. The building fits into the urban fabric by respecting adjacent massing: taller volumes are placed at the rear, adjacent to the existing 17-story tower, and gradually scale down toward the southeast school and Ernest-Gagnon Avenue. Intermediate floor setbacks and street-facing townhouses ensure a careful pedestrian transition.

The recessed, central main entrance connects the common areas, the townhouses, and the south-facing courtyard. This green space provides residents with a sunny, semi-private gathering area. The form is optimized for sunlight and views toward the Laurentians, while minimizing shadows on neighboring properties. Green roofs and continuous tree planting along the avenue contribute to landscape integration.

Pedestrian access is reinforced by a new east-west axis aligned with Holland and Raymond-Casgrain streets, clarifying and simplifying the circulation within the Samuel-Holland complex.
